Custom homes and ADUs

A custom home should fit the people who live in it. We don't start drawing until we understand how you live and what you need the house to do.

Modern houses on the Central Coast

S² Architecture designs contemporary custom homes on the Central Coast and throughout California. We care about what a house costs to build and to live in, and about how well it holds up.

No two clients want the same house, so no two of our houses are alike. Several sit on sites with a catch: a steep hillside, a narrow ridge, a lot the city had written off.

How we work

Four steps, shaped by your site, your budget and the local code.

  1. Plan

We start by listening. Before any sketches, we sort out what you want, what you can't do without, and what the budget allows.

  2. Design

We show you concepts as drawings or models and walk through how each one answers your priorities. You're part of every decision.

  3. Approvals

We take the project through city or county review. Conditions of approval usually change a few things, and we handle those changes.

  4. Build

We draw construction documents your builder can price and build from without guessing, using details we know work in the field.

Adding a unit to the home you own

Adding a second unit is much easier than it was a few years ago.
