The site

A standard R3 lot where base zoning allowed four units. There was no density bonus or transit program involved.

Our approach

  • Designed and built the four units the zoning allowed.
  • After construction, added two ADUs under state ADU law: one built in the carport space of the rear building, and one detached ADU in the rear yard.
  • Both ADUs were approved ministerially, with no affordability requirement and no public hearing.

Same lot, same buildings, two more rentals. On an existing multifamily property, ADU law is often the simplest way to add units, and plenty of owners never try it.
